Property Management Fees

Rental property management fees can are an important factor when when selecting an agent to manage your investment property. As we are owners of investment property ourselves so fully understand the importance of good rental property management fees and how they can impact on your investment return.

We understand that you don’t want to be paying huge fees and getting poor value for money and bad tenant selection in the process.

On the other side you dont want to be engaging a budget agency who is not going to give your property the attention it deserves. An agent charging a low fee may not provide the same number of property inspections and have each property manage handling too many properties which has to result in a lower service levels on your investment. .

The important thing to remember is that any property management fee is only a small percentage of your weekly rent which is itself only a small percentage of the value of your property.   The difference of 1% in fees between a budget agent and a premium property management company may only equate to $5 per week on a property worth around half a million dollars.

Think of a premium property manager managing your home as insurance.  Nobody likes to pay too much for insurance but most people will still favour the major well known insurance companies because when things go bad, you want somebody you can count on. Somebody who can deliver.

Think about this…  If a tenant trashes your home costing you thousands of dollars in damages and weeks of no rent coming in would the $200 you saved on a budget property manager really be worth anything at the end of the day?

We also understand that if an owner has a low maintenance property or has taken care of their properties they should be rewarded which is why our rental property management fee depends on the age and condition of your property. This means that if your property is new or near new you get a reduced rate than if it were a “not so cared for” property.
